Here you can find general information about how our letting process works.
MyPlaceInBristol is proud to offer competitive administration fees, hassle free referencing and a smooth electronic agreement process.

FIRST STEPS

Step 1: Contact us with your requirements

We have got a range of single and double rooms, studio flats and 2-3-4 bedroom houses in Bristol.
You can browse our latest list of available properties on our webpage “Places”.
As soon as you see something you like, click on it and select “Contact us”.
If you can’t find what you are looking for, please contact us directly and we will be delighted to help.

Step 2: Book a viewing

A member of our international team will contact you to arrange a viewing.
Our properties are very popular and we like to give 24 hours’ notice to current tenants before visiting their home so please contact us at least the day before you would like to view. Of course, if this is not possible, we will try our best to accommodate your needs.
Virtual viewings – we can show you around your new home via Skype before you arrive in Bristol.
We speak English, Italian, Spanish and French and are happy to conduct viewings and go through the official documents in your own language.
Our houses all have a very international feel with tenants from around the world choosing to stay with My Place In Bristol. Life-long friendships are formed and we have even, on one occasion, been invited to a My Place in Bristol wedding!

Step 3: Reserve My Place in Bristol

We simplify the referencing process as much as we can and appreciate that tenants who have just arrived in the UK may not yet have managed to open a bank account or obtain a National Insurance number. Don’t worry about this! We know these things can take time and will not let this ruin your chances of living in one of our beautiful homes.

Step 4: Sign the contract

Once the referencing process is successfully completed, we will send you the tenancy agreement via “Adobe Echosign” so that you can sign electronically. This is a very quick and efficient process which allows us to be a paperless company – very good for our Planet!
By the way, our minimum contract length is 4 months to give you more flexibility if you change job or need to leave Bristol.

Step 5: Check in to your place in Bristol

Once the contract is signed, there are just two more things to do.
The day before you move into your new home, we will ask you to transfer the first month’s rent and one month’s deposit.
Then we will arrange a convenient time for you to check in.
During your check in we will:
– Give you the keys of your property
– Show you the Energy Performance Certificate and the Landlord’s gas safety certificate for the property. (These documents will also available to look at during the viewing).
– Show and test the smoke/fire alarm system.

Step 6: Join the house WhatsApp group

At check-in, we will invite you to join a WhatsApp group. All your new housemates, Giuseppe & Gilly (the owners and founders of MyPlaceInBristol) and Sara (your main focal point) will be members of this group.
The goal is to communicate news and report maintenance issues to all the people in the house quickly and easily.

To secure a property, we ask for a holding deposit (usually 50% of one month’s rent). Once the rental is confirmed, you will be asked to pay the remainder of the deposit and this will then be protected by the Deposit Protection Scheme (DPS). Please be aware that if you make an offer which you later withdraw or which is aborted due to false information, then you may lose all or some of your holding deposit.

ABOUT THE CONTRACT

The minimum term of your contract is usually 4 months. If you decide to stay longer, you won’t need to do anything as your contract will become a “rolling contract” and will renew itself automatically.
Our aim is that you stay in our property for a long time, but we appreciate that at some point you will move on.
Please bare in mind that you cannot leave us before your initial 4 month contract expires.
When you decide to give notice, please send an email one month in advance to Gi@LionGateProperties.co.uk with the address of your property and the exact date that you will move out.

DURING THE RENTAL PERIOD

The rent is payable on the 1st of each month via bank transfer. When you sign the contract we will ask you to sign a Direct Debit form so that you don’t have to worry about remembering when you have to pay your rent.
If you have just arrived in the UK and don’t have a UK bank account, we will accept payments via international bank transfer for the first 2 months to give you time to open a UK bank account.

If your monthly rent payment doesn’t reach us by the 1st of the month, we will charge you an administration fee of £25. If you know in advance that you will not be able to pay by the 1st of a specific month, please get in touch with us immediately in order to find a solution.

At check-in, we will invite you to join your house WhatsApp group.
If you spot a maintenance issue, please send a message to this group.
If it is a life threatening emergency, please call 999 immediately.
